A hot tub can be a wonderful addition to a holiday home, but only if it is managed properly. If you have ever walked down a holiday street, you can usually spot a poorly managed one before you even see it, or worse still, you can hear it.
That was never going to be an option for Fernleigh.
So we have introduced our hot tub carefully, professionally and with the character of Robin Hood’s Bay firmly in mind.

Fernleigh is managed locally by Baytown Holiday Cottages, a dedicated local agency based right here in the area. That matters to us because this is not about chasing anonymous, high-turnover bookings. It is about welcoming the right guests to the right home in the right way.

- Protecting the Soundscape
Robin Hood’s Bay is famous for its peaceful evenings, and we want to protect that.
Our hot tub is tucked away at the end of Fernleigh’s enclosed private garden, giving guests a calm, sheltered place to unwind after a coastal walk, a day on the beach, or supper in the garden. It is there to support the slower, quieter kind of holiday that Fernleigh is all about.
We have also built in safeguards to help protect the peace. The hot tub is managed around quiet hours, with the system stepping down overnight – beyond 9pm the tub is simply not available to guests.
We also have a professionally monitired Minut noise monitor in the garden. It does not record conversations or audio, but it does monitor decibel levels. If sound thresholds are crossed, guests receive a polite automated reminder. In the unlikely event that noise remains persistent, our smart management system can step in and shut the hot tub down automatically.
Honestly, we do not expect to have a problem. Our guests come to Fernleigh to unwind and enjoy the slower pace of the Bay. But having these intelligent guardrails gives peace of mind to our neighbours, our guests and ourselves.
- Professional Water Management
In a commercial holiday let, hot tubs need to be managed with real discipline, and we follow the relevant UK HSG282 safety guidance.
Between every guest stay, the tub is drained, manually deep cleaned, refilled and prepared with fresh filters. But doing things properly also means moving beyond the old method of simply adding large amounts of chemicals and hoping for the best.
Fernleigh has a dedicated plant room equipped with a continuous digital monitoring system. It checks the water chemistry in real time and micro-doses treatment only when needed.
The result is clean, clear, properly balanced water for our guests, without the harsh, heavy chemical smell people sometimes associate with poorly managed hot tubs.
- Intelligent, Weather-Aware Heating
Robin Hood’s Bay has its own fast-changing coastal weather, so Fernleigh has its own dedicated on-site weather station.
This feeds live local data into our smart management system, helping the hot tub work with the weather rather than blindly fighting against it.
Instead of relying on a traditional, power-hungry electric element constantly battling the cold, our tub is paired with an efficient external air-source heat pump. The system uses live weather data to help manage heating and filtration intelligently, reducing unnecessary running while keeping the tub ready for guests to enjoy.
